Housing for a semester, done properly

SemesterStay is a marketplace for semester rentals: places let by the month, aligned to the academic calendar, never by the night. Students pick a university and a semester and see homes with the transit time to campus and an honest guide to the neighborhood. Hosts get tenants whose dates match how they want to use their flat.

We started in Prague, one of Europe's biggest Erasmus destinations, with 7 partner universities and 10 curated neighborhoods.

• Verified hosts, verified homes. Before a place can take a booking, its host proves who they are, that they really hold the property (a utility bill in their name) and that they are allowed to let it — ownership or a lease with the right to sublet. They also declare the unit is approved for living in. Optional physical inspections add a dated “Verified by SemesterStay” badge.
• No student fees. Students pay the rent, nothing on top. Hosts pay a flat 5% commission per payment.
• Protected move-in. The first month is paid through SemesterStay and released to the host only 48h after check-in. If the place doesn't match the listing, report it inside that window.
• A fair deposit. The deposit goes straight from the student to the host — we never hold it — and both sides confirm it on the platform. After move-out the host's last payout stays held until the deposit is settled, so “the landlord kept my deposit” stops being a story you hear at every Erasmus party.
• Tap, don't type. Prices, dates and counts are picked with calendars, steppers and chips — no forms full of digits, on any device, in any language.

SemesterStay is built by a small Prague-based team with a background in student housing and property operations. We are launching city by city, starting where we live, because a neighborhood guide is only worth reading if it was written by someone who walks those streets.
